For clients whom Omoroi Osaka (Zachary Mitchell) directly represents as the buyer's agent within Osaka City and surrounding areas, the standard real estate commission shall be charged by the brokerage with which Omoroi Osaka (Zachary Mitchell) is affiliated with (Apex Co. Ltd). No additional fees shall be charged by Omoroi Osaka during such transactions.

For all other services provided by Omoroi Osaka, including but not limited to those listed below, the following terms shall apply:

      • Guarantees of any specific outcomes, including but not limited to the availability of properties, successful negotiations, or the final purchase price.
